Job Description:
The Facilities Technician B supports the safe, reliable, and efficient operation of facility systems with a primary focus on Heating, Ventilation, and Air Conditioning (HVAC) and plumbing systems. This position performs preventive maintenance, troubleshooting, repair, and installation activities on facility equipment and infrastructure while helping minimize equipment downtime and maintain a safe and comfortable work environment. The technician will work independently and with other facilities personnel to identify equipment issues, complete work orders, and support facility maintenance requirements.
Essential Functions:
- Provide professional customer service while representing the facilities organization. Support additional site operational needs as assigned.
- Perform preventive and corrective maintenance on Heating, Ventilation, and Air Conditioning (HVAC) equipment, including air handling units, rooftop units, split systems, exhaust systems, pumps, motors, controls, and related mechanical equipment.
- Troubleshoot HVAC system problems involving refrigeration circuits, electrical components, controls, airflow, temperature, and mechanical components to identify appropriate corrective actions.
- Perform plumbing maintenance and repairs on domestic water, sanitary waste, drains, fixtures, valves, faucets, toilets, sinks, piping, pumps, and related facility systems.
- Diagnose leaks, blockages, pressure issues, equipment failures, and other plumbing problems and complete appropriate repairs.
- Complete assigned preventive maintenance tasks and corrective work orders accurately and within established schedules.
- Inspect facility equipment and systems to identify abnormal operating conditions, potential failures, safety concerns, and opportunities for preventive repair.
- Support installation, replacement, and modification of HVAC, plumbing, and other facility equipment and components.
- Use hand tools, power tools, electrical test equipment, refrigeration service tools, plumbing tools, ladders, and other equipment associated with facility maintenance activities.
- Maintain accurate maintenance records, including work performed, equipment condition, materials used, and follow-up actions through the facility work order system.
- Follow applicable safety procedures, environmental requirements, equipment manufacturer recommendations, and facility maintenance practices while performing assigned work
Qualifications:
- High school diploma or equivalent and a minimum of two years of experience performing Heating, Ventilation, and Air Conditioning (HVAC), mechanical, plumbing, or facilities maintenance work; or an equivalent combination of education and relevant experience.
- Experience troubleshooting, maintaining, and repairing commercial or industrial HVAC equipment.
- Experience performing plumbing maintenance and repair, including piping, valves, fixtures, drains, pumps, and domestic water systems.
- Experience using electrical meters, gauges, hand tools, power tools, and diagnostic equipment associated with HVAC and facilities maintenance.
- Valid driver's license

- Preferred Additional Skills:
- Experience maintaining commercial or industrial air handling units, rooftop units, split systems, exhaust systems, pumps, motors, variable frequency drives, and associated HVAC equipment.
- Experience troubleshooting HVAC electrical circuits, thermostats, sensors, actuators, relays, contactors, and control components.
- Experience with Building Automation Systems (BAS) for monitoring, troubleshooting, and adjusting HVAC equipment and environmental conditions.
- Experience repairing copper, polyvinyl chloride (PVC), chlorinated polyvinyl chloride (CPVC), and other common commercial plumbing systems.
- Experience with brazing, soldering, refrigeration piping, refrigerant recovery, evacuation, charging, and HVAC system diagnostics.
- Experience supporting facilities operations in a commercial, manufacturing, industrial, or other large-scale facility environment.
