Job Description:
Our site near Culpeper, VA, in beautiful, rural Orange County (1.5 hours from Washington, DC) is growing! This site is our center of excellence for Solid Rocket Motor Propulsion and Energetics development as well as high-complexity production programs.
The Associate Facilities Manager is on call 24x7 and is responsible for coordinating, organizing and managing the work of employees in the maintenance and upkeep of the Company’s facilities, structures, grounds, equipment, and machinery, including maintaining and coordinating our Total Productive Maintenance Program (TPM).
This positions initiates, implements and manages the plant maintenance program based on best practices with an emphasis on planning, scheduling and preventive maintenance; develop policies and procedures relating to maintenance and construction planning and operations; ensure employee safety; prepare and administer the department’s budget; estimate staffing, equipment, and material needed based upon recent trends and planned activities; approve purchase requisitions; and monitor expenditures involving ongoing projects and reports.
Essential Functions:
- 70% - Manage Maintenance Teams through Planned/Unplanned Maintenance:
- Plan the work – Prioritize, schedule and assign work orders. Forecast and ensure parts are ordered for work orders. Be proactive in planning and developing countermeasures to eliminate equipment with repetitive faults or downtime. Coordinate overtime and outsource with work with contractors. Work with the Maintenance Planner to complete PMs and maintain compliance, follow up on each scheduled building to ensure quality work and provide recommendations to communicate with the team.
- Ensure productivity –Provide or coordinate a daily plan for each individual or team lead and rove the site to follow up make sure each job gets done safely and timely.
- Housekeeping – Develop and express the acceptable standard and complete spot inspections to maintain the 6S standard and provide feedback to the team.
- Training – Determine what is expected from each of the team and seek out training beneficial to the goals. Continue to review and update the critical skills matrix.
- Communication – Communicate with the lead of each team to establish standards, processes and expectations of the Lead position in daily operation. In daily operation work with leads to plan work and develop schedules.
- Accountability – Set and express the expectations for all above. Communicate regularly with each of the team and hold the standard through HR guidelines.
- Reporting – Provide status of the individuals and teams as needed. Provide recommendations of work to be outsourced and budgeted. Recommend equipment upgrades or overhauls to be budgeted.
- 20% - Working with other departments:
- Coordinate with safety, manufacturing, quality, test and facility engineering, to update and maintain sketches drawing and other paperwork associated with maintenance of the plant such as water treatment and high pressure boiler, tanks, valve, etc. certifications as well as local county, state and federal certifications.
- 10% - Managerial responsibilities to Direct reports:
- Safety – Make certain each member of the team knows what the requirements are for each task and ensure they have the proper safety equipment available. Follow up on work to ensure all safety procedures are followed.
- General supervisor duties to include on-call supervision coordination of on-call duty personnel, screening and hiring of perspective maintenance personnel, approve timecards, etc.
Qualifications:
- Bachelor’s Degree with a minimum 6 years prior facilities experience. Graduate Degree with a minimum of 4 years of prior facilities experience. In lieu of a degree, minimum of 10 years of prior facilities experience.
Preferred Additional Skills:
- Practical knowledge in leading and managing the execution of processes, projects, tactics, and employees within a team is preferred.
- Typically has strong knowledge and skills within a specific technical or professional discipline with understanding of the impact of work on other areas of the organization.
- Self-starter, highly self-motivated and have strong leadership skills.
- Ability to communicate effectively and interpret/execute policies.
- Ability to coordinate schedule and adjust PM’s in accordance w/ production scheduler
- Ability to lead preventative maintenance crew and be accountable for timely completion of PM’s.
- Ability to plan workloads, guide trade personnel with multiple disciplines, and provide clear directions to subordinates.
